Its a custom Built.

how do i erase everything and deactivate the key for the new owners.

its 8.1 pro OEM

i want to sell it on gumtree or ebay.

any suggestions?

The only was to erase EVERYTHING is to run something like disk kill on it but that will leave the HD blank.  The purchaser will have to add an OS>
